Welcome to the Neighborhood! This page contains some information which you will find useful as you get settled into the neighborhood.

Courtyard Homes Association (a Homeowner’s Association) comprises all of the units along Spoonbill Landings Circle (1201-1290) and those on Perico Pointe Circle (1302- 1330). There are 100 units within the association.

Board of Directors and Property Management: On the first attached schedule you will find a list of the current members of the Board of Directors. You will also find information on our Property Management Company. Directors serve for a two-year period. Elections are staggered such that three positions come up for re-election in odd years and two in even years. Board meetings are normally held a 7 pm on the third Monday of the month and take place at the PBC Clubhouse. The Annual General Meeting at which the directors’ are elected is held in February. Notice of meetings and agenda will be posted 48 hours prior to the meeting at the Courtyard Pool bullentin board. Annual meeting information is mailed to the address on file for each unit owner 30 days prior to the meeting.
Monthly Association Fees: These cover landscaping (excluding the courtyard), water, cable, TV, building casualty insurance (as defined in Article VI of the Declaration of Covenants and Restrictions), upkeep of the swimming pool, basic pest control and fees to the PBC for upkeep of common areas (boulevard landscaping, tennis court, main pool, clubhouse). Payment can be made using a monthly coupon book or by auto-pay; check with Property Manager on how to setup. The 2024 fee is $854 per month.

Owner’s Maintenance Responsibilities: These are specified in Article VII, 2A of the Declaration of Covenants and Restrictions. As an overview, these include painting and maintenance of the exterior of the building, deck, garage, walk and driveway. The owner is also responsible for the upkeep of the courtyard deck and air-conditioning platform.
Architectural Changes: Any work on the outside of your unit must be approved by the Architectural Committee prior to the work being done. Please complete the Architectural Review Request and submit for approval. The list of approved paints/paint standards is also provded for your reference.
Landscape Changes: If you would like to make changes to the landscaping outside of your courtyard, please complete the Landscape Change Request and submit for approval.

Insurance: As an HOA, owners should maintain an HO-6 policy to cover the interior of their unit including contents and personal liability (monthly fees covers the building at the developers specifications). Also each owner should have a flood policy including contents (this policy should have been transferred to you at closing).

Spectrum Contract: We have a bulk contract with spectrum which provides two (2) HD boxes and 100 MPS of internet. When calling (855-222-0102) to set-up your service make sure you indicate you are a resident of Courtyard Homes Association. Attached is a listing of the TV channels (113 channels) included with our contract. Also attached are additional options such as modems, phone, additional TV channels which you can add at your expense. Please note that effective September 11, 2018 Spectrum went to all digital; requires all TV’s to be connected via a cable box. More than two HD boxes will cost for each extra box.

Social Committee: Courtyard Homes has a very active social committee. Details of events is e-mailed to all who have provided email addresses . Details are also published on the notice board at the pool house.

Vehicle Entry Stickers: Bar-code decals (two per household) necessary for entrance as a resident of the PBC can be obtained each Tuesday afternoon at the clubhouse. You will need to bring along paperwork proving residency together with your vehicle. You can also get additional information regarding the automated visitor notifcation system and kayak storage information.

Guard House: It is important to notify the guard house in advance of any visitors, contractors or delivies that you might be expecting. It is an automated system, so you will not talk to a live individual. You either have or will receive an ID number shortly that will need to be used if you use a phone not recognized by the system. Access will not be granted if the person/company is not on the guard’s list. Certain companies like UPS Fedex and Spectrum are on a list of companies that are granted automatic access.

Trash Collection: Normal household trash and landscaping items are collected on Tuesday and Friday. Generally, holidays the day prior to or on the normal collection will result in the pick-up being delayed one day. Landscaping waste – The City of Bradenton no longer collects landscaping waste. Most residents put their trash out after dusk on the night prior to pick-up.

PBC Telephone Directory: The telephone directory is published in the fall and can be purchased for $4 at most PBC Social events or Courtyard Homes Social events or meetings. Mary Butts will contact you about having your information added to the directory.

Swimming Pool: The swimming pool located adjacent to 1292 Perico Pointe Circle is for the exclusive use of Courtyard Homes residents and their guests and is available from 8 am to 10 pm. There is also a pool adjacent to the PBC Clubhouse near the front of the complex and is open to all residents and their guests.

Tennis Courts: The tennis courts which includes a court for pickleball, are available for all residents. Keys to the courts maybe obtained at the Clubhouse when obtaining bar-code decals for your vehicle(s).

PBC Clubhouse: The clubhouse is located near the front of the complex near the swimming pool and tennis courts. There is a fitness center at the clubhouse. The clubhouse is the site of almost all social events sponsored by the PBC Social Committee and the Courtyard Homes Social Committee. It is also the place for most meetings and other events within the complex. It also conatins a Library for your use.

PBC Website: The PBC maintains a website (www.Pericobclub.com) which is very useful for learning about scheduled activities and information about Community Associations. You will need to register for the webpage by clicking on the “Members” at the top of the homepage and clicking on “Register”, then completing the requested information; your PBC ID and password will be emailed to you.. In order to review certain parts of the webpage you need to be a register member.

Kayak Storage Agreement: If you are or hope to become a kayaker, there is a storage rack adjacent to the cluhouse. Check at the clubhouse about getting a storage rack application.

Pest Management: Pest control is included in the monthly HOA fee. The service is done quarterly to the outside of each building. If you find pests on the inside of your unit, you can call Turner Pest Control at (941) 342-7378 to have them come out to your unit. Please indicate that you live in Courtyard Homes Association (aka Spoonbill Landings). Generally, there is no cost for this house call.

Rental of Unit: The Rules and Regulations of the Association allows for rental/leasing of the unit for up to four people for a minimum period of two months and a maximum period of one year with renewal contingent upon re-approval by Courtyard Homes Association, Inc. Attached is the application that must be completed prior to the rental/lease of the unit. Also attached is the vehicle authorization form that also needs to be completed. Both documents along with a non-refundable application fee of $100 are to be submitted to our Property Manager for approval. Note that the $100 fee is not required if you are using this form for re-approval of a previous renter.
